An FF&E schedule for a hotel, an apartment building or an office mixes loose furniture, lighting, textiles and fitted pieces. The part we build is the panel-based furniture: casegoods and fitted items drawn to set dimensions, finished to the designer's scheme and repeated in every room of the same type.

We work from your tender drawings, the designer's finish schedule or a spec sheet, and make each item to that document. We keep no stock ranges, so nothing is swapped for a near match from a catalogue.

With the quotation, the specification comes back to you written by property: board class and thickness, edge thickness, finish family and décor, hinge type, runner load. You can lay it beside the designer's schedule and check it line by line. Drawings, materials, hardware and packaging are confirmed in writing before production starts.

Fronts, worktops and hardware are set per item, so one production can cover a budget scheme and a premium one. The three levels below are examples, and the final specification is agreed per project. If the tender names a board or hardware supplier, or asks for a certificate, tell us at enquiry stage and we build to it; emission class and certificates are confirmed with the quotation. Brands we can build with on request: Egger, Kronospan, Kaindl, Blum, Hettich, Grass and Fundermax.

Before the series starts we produce a sample unit, or one complete room set, for your written approval. Once signed off, the sample fixes materials, hardware, finishes and construction for the order. It is the reference for the whole run and for every repeat order.

Production follows agreed inspection points. Dimensions, edges, fittings and finish are checked against the approved sample, every order has a final inspection before packing, and you receive a photo report before each dispatch, ready to forward to your client or the project manager.

Cartons are labelled to your requirements: per room, per unit type or with your own item codes, so the site team can match them to the FF&E schedule. They can also carry your brand and barcode. Packing uses corner protection, stretch film and foam, with pallets or crates for container loads, and deliveries can be phased to follow the construction programme.

We ship by truck, full load or groupage depending on volume, across the EU and the Western Balkans, and by container to the UK and the Gulf states. Export documents are prepared per product and route, including the EUR.1 certificate of origin for EU deliveries, and collection from North Macedonia is possible on request. For EU projects, installation teams can be organised when the contract includes it, after a review of location, access and responsibilities.

Within three working days of a complete enquiry you receive a landed quotation, with no obligation. It states the unit price delivered to your warehouse or site, packaging and labelling, lead times for first and repeat orders, payment milestones and how long the price holds. Prices are confirmed after a technical review of the drawings or a sample.

Work starts once you confirm the quotation in writing and the agreed deposit arrives; the balance is typically due before shipment. The sample or trial batch comes first, the series is built to it, and repeat orders run against the same specification.
